Guest Policy

The apartment (“Property”) will be leased under the following agreement between you (“Occupant”) and us (“Owner”)

1. Check-In / Arrival

(a) Check-in time is 14:00 (PM) to 22:00 (PM) on the day of arrival.
(b) All Occupants must present their passport upon check-in.

2. Check-Out / Departure

(a) Check-out time is up to 11:00 (AM) on the day of departure.
(b) Occupants must inform the Owner if they wish to retain the Property beyond this time. Subject to availability, the extension request may be granted and additional charges may apply.
(c) Should the Occupant fail to vacate the Property by the check-out time on the day of departure, The Owner reserves the right to apply additional charges or remove the Occupant and their belongings from the premises.

3. Amendments and Cancellations

(a) Cancellations are fully refundable if made at least fourteen (14) days prior to the arrival date.
(b) Cancellations or amendments made less than fourteen (14) days prior will incur a 100% charge.
(c) Any credit arising as a result of an amendment made less than fourteen (14) prior shall not be refunded.
(d) The Owner reserves the right to cancel a reservation, without issuing a refund, should the Occupant not arrive (without prior notification) at the premises by 22:00 (PM) on the arrival date.
(e) When the Occupant has checked-in, they cannot amend or cancel the reservation.
(f) There are no refunds for early check-out and “no shows”.

4. Settlement of Bills

(a) All outstanding payments must be settled on presentation at check-in.
(b) Payments can be made in cash (MAD, EUR, GBP), PayPal, Wise Transfer, or Instant Bank Transfer and any applicable transfer fees must be paid by the Occupant.
(c) Card payments and personal cheques are not accepted.

5. Subletting

Subletting or assigning the lease for all or any part of the Property is prohibited.

6. Occupancy

(a) Occupancy is limited to a maximum of four (4) persons. If the Owner concludes that this policy has been breached, the Owner reserves the right to evict the Occupant with no refund.
(b) External visitors are strictly prohibited from entering the building (without prior consent of the Owner)
(c) Any Occupant under the age of 16 years must be accompanied by a parent or guardian.

7. Conduct

(a) The Occupant must conduct themselves in a respectful manner and not cause any nuisance, annoyance, endanger or inconvenience other residents in the building.
(b) Should any actions by the Occupant be deemed inappropriate, or if any inappropriate behaviour is brought to the attention of the Owner, then the Owner reserves the right, after any allegations have been investigated, to take action against the Occupant. Depending on the severity of these actions, the Occupant may be evicted from the building and their belongings removed.

8. Personal Belongings / Luggage Storage

(a) The Owner will not be held responsible for any loss (including theft) or damage to the Occupant’s belongings from the Property or any other part of the building.
(b) In the event of any belongings left behind after Occupant’s departure, the Owner reserves the right to discard the item(s) immediately without any further notice or compensation to the Occupant.
(c) Luggage storage beyond the check-out time will be subject to availability and in agreement with the Owner.

9. Smoking

Smoking is strictly prohibited inside the Property.

10. Pets

Pets are not permitted inside the Property.

11. Special Needs / Reduced Mobility

The Property may not be suitable for persons with special needs or reduced mobility. Refunds will only be granted in accordance with the cancellation policy.

12. Repairs and Maintenance

(a) The Property is rented with the Owner’s furniture and household furnishings. The Owner shall not be responsible for providing additional furnishings or equipment not presently available in the Property.
(b) The Occupant will report any maintenance issues immediately to the Owner.
(c) The Owner will make every effort to repair and/or replace any equipment that is not working properly, but cannot guarantee that all equipment is in good operating order at all times and no rate adjustments or refund will be made for equipment or appliance failures.

13. Damage to Property

(a) The Occupant must take all reasonable precautions to avoid damage or interference with any furnishings or household items inside the Property.
(b) The Occupant will be held responsible for any loss or damage to furnishings or household items caused by themselves, or any person for whom they are responsible.
(c) The Occupant agrees to pay the Owner for any damages to furnishings or household items that occur as a result of their occupancy. This includes payment of any additional cleaning fees, and/or the cost of replacing any items that are lost, damaged or removed from the Property by them without consent.

14. Hazardous Goods

(a) Goods and/or articles of a hazardous or of an objectionable nature are prohibited from entering the building.
(b) Any Occupant found to be in possession of such goods/articles will be evicted from the building and may be reported to the police.
(c) The Occupant shall be solely liable and responsible to the Owner and for all loss (financial or otherwise) and damage that may be caused by such goods/articles.

15. Owners Rights

The Occupant agrees that if the conditions and limitations set forth herein are not met, the Owner shall have the right to cancel this agreement and may enter the Property, either by statutory proceedings or by force, to inspect the Property and ensure that the Occupant has vacated the Property. All monies paid by Occupant shall be forfeited as liquidated damages.

16. Indemnity

Occupant hereby agrees to Indemnify and hold Owner harmless from any and all claims including those of third parties, arising out of or in any way related to Occupant’s use of Property or the items of personal property provided therein. Occupant assumes all risk of injury or other losses relating to any recreational activities including use of the rooftop swimming pool in the building and will hold Owner harmless with respect thereto.

17. Force Majeure

The Owner is not liable or responsible for any failure to perform, or delay in performance of, any obligations if such failure or delay is caused by events outside our reasonable control and which are not due to our fault. Such events include, but are not limited to, strikes, natural disaster, insurrection, riots, acts of terrorism, war, acts of Government and failure of telecommunications services.
